White Clay Center Data Center Redevelopment
Newark, New Castle County, DE
White Clay Center Data Center Redevelopment, a data center project in Newark, DE associated with Shelbourne, has stalled. NY-based developer Shelbourne (filings submitted via Verdantas in early Dec 2025) proposed demolishing 7 buildings at the 44-acre White Clay Center industrial park off Ogletown Road, Newark, and consolidating into ~850,000 sq ft across 2-3 new buildings for a data center; no tenant announced. As of a July 2, 2026 report, a New Castle County councilman brokered a non-binding, personal 'handshake deal' with Shelbourne's attorney to consider non-data-center uses instead -- the developer retains the legal right to build the data center since the site is already zoned for it. Status is genuinely paused/uncertain, included because the formal proposal is real and not withdrawn.
