Pontotoc County 500-acre data center site (marketed for sale)
Pontotoc County, MS
A new data center, Pontotoc County 500-acre data center site (marketed for sale), has been announced in Pontotoc County, MS. A single landowner is marketing 500 contiguous acres in Pontotoc County as a "hyperscale and AI-ready" data center site, with 233 more acres nearby under the same ownership, through an exclusive listing by the broker Avocat Group (flyer dated Feb 2026). The listing says TVA has given verbal support for a first 75 MW with a formal power study under way, two 161 kV substations lie within 10 miles, and the seller would own and run GE LM6000 gas turbines on site, up to 300 MW, selling the power to the buyer. It also says gas is about 3 miles away, municipal water crosses the site, and the county has no zoning restrictions on the use. No developer, buyer or county filing is public. Location not disclosed (about 25 miles from the Tupelo airport, with Hwy 6 and Hwy 278 access); the pin is approximate. A resident reports data centers proposed by property owners in the county (Facebook comment, Oct 2026). Source: Avocat Group exclusive listing flyer, Feb 2026.
